Our careful process includes a thorough pressure wash, scraping and power sanding any chipping, peeling, or flaking paint, a healthy dose of primer in those heavily sanded areas, caulking the joints where the fascia boards meet, wood repair as necessary, stucco repair as necessary, masking all items on and around the house that will not be painted, and of course, applying two coats of premium paint.

    Does being this close to the ocean shorten how long the paint lasts?
    Yes, and it is worth planning around. Two things wear an exterior finish down faster than anything else: direct sun and salt air. La Jolla gets both.

    The clearest example we can give is gutters, where a properly prepared finish runs 15 to 20 years. Homes further inland and out of constant sun land nearer the 20-year end. Close to the coast, with salt in the air, expect the 15-year end of that range.

    The same logic applies to the body of the house. It does not mean coastal homes need painting constantly — it means the preparation and the grade of paint matter more here than they would ten miles inland, because the finish has less margin to give.
    How often should a house in La Jolla be repainted?
    That depends entirely on who painted it last and whether the job was done properly.

    If the prep was right — a thorough power wash, chipping and peeling paint scraped and sanded, bare wood and sanded areas primed, cracks caulked, rotten wood replaced, failing stucco patched — and the finish was two coats of a better-to-best 100% acrylic, then repainting about every 10 years is reasonable.

    Most houses in San Diego end up on a shorter cycle, closer to six or seven years. That is not the weather doing it. It is an average contractor working with low- to mid-grade paint.

    There is also a case for not waiting until the paint visibly fails. Repainting nearer the 10-year mark means the next crew is not scraping and sanding a failed finish first, and that labor is what makes a late repaint cost more than an early one.
